The purpose of this research was to develop a Maintenance Management System (MMS) for the equipment and infrastructure of the Catorce de Julio JAE Educational Unit, with the aim of transforming traditional management—based on corrective actions—into a preventive, organized, and planned approach. The methodology involved applied research using a mixed-methods approach, at both descriptive and projective levels. The unit of analysis consisted of a non-probabilistic, purposive sample of 49 physical assets located in the machining shop, sewing shop, and computer lab. The results obtained through diagnostic audits, criticality assessments, and Failure Mode and Effects Analysis (FMEA) revealed significant deficiencies in the current maintenance management system, reflected in a 75% documentation gap and the classification of 42.86% of the assets as high-criticality items. Based on the findings of the diagnosis, a Maintenance Management System was designed, consisting of seven control modules: technical inventory management, asset identification and coding, technical documentation, preventive planning, work order management, historical traceability, and performance indicators. Furthermore, the proposal establishes standardized criteria for decision-making, the assignment of responsibilities, and the monitoring of maintenance activities, thereby strengthening institutional management and fostering continuous improvement.
